1. Acceptance of terms

By accessing and using the Paradise Villa website (paradisevilla-kohsamui.com), you agree to be bound by these Terms & Conditions. If you do not agree, please do not use this website or our services.

2. Services and reservations

Paradise Villa offers private holiday accommodation at Paradise Villa Eden and Paradise Villa Elysium in Koh Samui, Thailand. All direct reservations are subject to availability and written confirmation. Reservations made through a third-party booking platform are also governed by that platform’s applicable terms.

3. Use of this website

You agree to use this website only for lawful purposes and not to infringe the rights of others, restrict others from using the website, transmit unlawful or harmful material, or attempt to gain unauthorised access to any part of it.

4. Intellectual property

All content on this website, including text, images, logos, design and code, is the property of Paradise Villa or its licensors and is protected by copyright and intellectual-property laws. It may not be reproduced, distributed or used without prior written consent.

5. Arrival information

Early check-in and late check-out are subject to availability and must be requested in advance. Guests should provide their estimated arrival time or flight details before arrival so that appropriate arrangements can be made.

6. Damage deposit

A damage deposit is required and must be paid in cash upon arrival at the villa. It is refunded on the day of departure, minus charges for booked services or damage incurred during the stay. The applicable amount is shown in the booking policy on each villa page.

7. Inventory and property condition

Guests are expected to check the inventory and general condition of the property upon arrival. Any discrepancy or issue must be reported immediately by email. If no report is received, the inventory and condition are considered accepted as presented.

8. Cleaning

The property must not be left excessively dirty beyond normal use. If additional cleaning is required after departure, the corresponding fees may be deducted from the damage deposit.

9. Smoking policy

Smoking is strictly forbidden in all rooms and shared indoor areas. Guests may smoke only in designated outdoor areas where provided.

10. Internet and air conditioning

Complimentary Wi-Fi is provided at each villa. Paradise Villa is not liable for outages or interruptions caused by third parties or circumstances beyond its control. No refund or discount is granted for unavailable internet or air conditioning resulting from external issues.

11. Use of the property

The property is reserved exclusively for the named guest and the family or friends specified in the reservation. The villa is intended solely for temporary holiday accommodation.

12. Additional villa rules

Additional house regulations, safety rules or service information may apply during the stay. Guests may request further details by email before arrival.

13. Complaints and liability

• Complaints must be reported by email within 48 hours of the issue arising.
• Guests are expected to cooperate in resolving issues during their stay.
• Leaving the property early without prior written consent removes any right to a refund.
• Complaints reported after check-out are not eligible for refund claims.
• If necessary, guests may be moved to a similar or better property. If the alternative is refused, only amounts already paid will be refunded, without further compensation.

14. Payment and cancellation

The payment schedule and cancellation policy for each direct reservation are shown on the relevant villa page. If a payment deadline is missed or these terms are breached, the reservation agreement may be terminated after a reminder has been sent and no response is received within five working days.

15. Limitation of liability

This website and its content are provided on an “as is” basis. While we strive for accuracy, we do not guarantee that all information is complete, current or error-free. To the fullest extent permitted by law, Paradise Villa is not liable for indirect, incidental or consequential damages arising from use of this website or our services.

16. Third-party links

This website contains links to third-party websites. We are not responsible for their content, privacy practices or terms.

17. Governing law

These Terms & Conditions are governed by the laws of the Kingdom of Thailand. Any dispute is subject to the exclusive jurisdiction of the courts of Thailand.

18. Changes to these terms

We may update these Terms & Conditions at any time. Changes will be posted on this page with an updated date. Continued use of the website constitutes acceptance of the revised terms.
